How do I decide what factoring services are required?

If you decide to appoint a property manager, you must give them clear instructions about the common maintenance and the repairs you need.

You may find it helpful to elect a residents' group so you can decide collectively about the services you want. You may also wish to nominate one person to communicate directly with the property management company.

Paying for property management/factoring services

Owners are charged quarterly or half yearly management fees and running costs for services such as close cleaning, window cleaning, grass cutting or any common repairs.

The 'factor's float' ensures that the property manager/factor has sufficient funds available to pay for regular common costs.

You may also be asked to contribute regular payments to a sinking or building maintenance fund.  This fund contributes to future maintenance and repair costs and helps avoid the need for a large one off payment.
